The American Land Title Association and National Society of Professional Surveyors jointly drafted and adopted a list of standards to be used when completing a Boundary Survey linked to a Title Commitment. Topographic Surveys – used to map and identify the terrain and features of a land area. They accurately gather data about the elevation of land and present them as contour lines on a plot. Topographic surveys account for any existing objects on or near the surface, such as buildings, streets, manholes, walkways, retaining walls, utility poles, and trees.
Elevation Certificates – a document prepared for structures that are in a flood plain. The document lists a building’s location, lowest point of elevation, flood zone, and other characteristics, according to the Federal Emergency Management Agency (FEMA). It is used to enforce local building ordinances and to help determine flood insurance rates.
FEMA Letter of Map Change (LOMC) Requests – A document which provide FEMA with the elevation information necessary to provide a formal determination of the property’s location & elevation relative to the flood plain. There are 2 types of determination documents that can be used for a LOMC request, both can be used to remove an existing structure or parcel of Land. The Letter of Map Amendment (LOMA) for areas on naturally high ground and Letter of Map Revision based on Fill (LOMR-F) for areas that have been elevated by fill.
